Often it can be necessary and agreeable for a landlord and tenant to end a lease earlier than the originally defined lease term. This process is called lease surrender.
Terms for such options can often are included in the original lease. These are called break options. If a break option is in place, a lease can be surrendered early providing the predefined terms are met. This process is however subject to strict rules and you must exercise the break strictly in accordance with the lease provisions or you may find that the landlord deems your attempt at breaking the lease invalid.
If there is no such predefined option, the surrender of a lease relies on the goodwill of the two parties. This may require negotiation and often payment of a fee for the early surrender of the lease.
